Default have a 2 leaks please help

So while working on my truck today i notice 2 different leaks.

One was where the driveshaft meets the rear axle

The other was where the rear drivesshaft meets the transfer case.

Anyone know why these 2 would be leaking?

Im going to replace them ASAP so whats the best kind of fluids for these trucks

And is it very hard to do either of them?

Rear pinion and transfer case output seals. Easy to do, just remember to torque the nut on the rear yoke EXACTLY as per the manual. No need to drain the axle to do a pinion seal. But if you're changing the fluid anyway the best fluid honestly, is the mopar stuff. Its made specifically for the chrysler corporate 9.25 and 8.25 axles. Part# 5010320AA. Takes about 2 quarts.
Dont forget the LSD additive.

Also, I believe the pinion nuts are only to be used ONE time and replaced.
