Red face 2008 4500 4x4 steering Notchy

Hi All
Newbie here.
II just picked up a 2008 4500 4x4 to fix and flip.
I noticed the steering is very notchy. So I disconnected the drag link at the pitman arm to see where the notchy is coming from. I lifted the front end off the ground, left the engine turned off and did the lock to lock on the steering wheel. It did take some effort to turn the wheels but there was no noticeable notchiness, so I then started the engine and with it idling I could once again feel a little notchiness again but not as pronounced as when every thing was hooked up.
I have read about both bad pumps and bad boxes, anyone have any feed back on this?
Also what is the verdict on the rebuilt boxes for these units? The $1280.00 from the dealers seems a little out of my profit margin...
Also where is a good mail order place in Canada for a u-joint (rear) and steady bearing?

If all your tie rods and other joints are tight. I would say its in the box. If you drop the drag link off the steering box side, can you still feel it?
