Default Help choosing aftermarkert wheel offset/backspace

First I've read the sticky thread about which tires fit. I want to get a set of MHT Hostage wheels. I called a local place that carries them. Guy said no way will 20x10s fit. He said that with a 20x9 and a 35" tire I will tear up my bumper.

I understand backspacing but don't really get offset.

Here's the wheel options
20x10 4.5" BS -24 OS
5" BS -12 OS
20X9 4.5"BS -12 OS
5.0" BS +1 OS
5.5" BS +14 OS
5.75" BS +20 OS

I want to run a 35x12.5x20 tire. I don't want the wheels to stick out a mile and don't want them to rub the bumper.

Truck is a 08 4x4 with a 2" leveling kit.

Thanks in advance for helping me prevent a 2 thousand dollar screw up.

+ offset means the wheel will be more under the fender and - offset will push it out. The offset is in millimeters so about every 24-25 mm is equal to one inch
